This new building on the corner of 52nd street and 3rd Avenue may be the first sign of the creeping wave of gentrification that has been moving south from Park Slope in the neighborhood over the last few years. The building nearing construction will either be slated as a rental or perhaps as condos. 3rd Avenue is dotted with lots which are waiting for development and are either on sale or waiting to be bought. The building will probably be high rent compared to other rents in the area or at the very least if condos will help drive market real estate prices up. Only one block from the subway station on 4th avenue it is an ideal location. It is a sign of the ever changing nature of the neighborhood. Chinese families have been buying real estate as far as the blocks between 5th Avenue and 4th Avenues as they run out of available properties closer to 8th Avenue and since they are competing with a wave of hipsters moving into the area the result is inevitably higher rents and higher real estate values...

Changes: New Cafe coming to old Podlaise location.
No sooner did I write last month of the closing of Polish Delicatessen Podlaise that the location appears to have been rented and construction has begun at the location. From the city permits we can tell that it is going to be a Cafe. As if 8th Avenue needed yet another cafe. Somehow I don't think it's going to be a Starbucks. Fat chance of that happening. But we can always hope. Actually I think a Starbucks would do well on 8th Avenue, maybe even on 5th where there are a lot of store fronts up for rent. At least it shows the vibrancy of the local economy on the 8th Avenue strip. Stores don't stay closed for long. If there is one constant in the neighborhood it is change and it's happening at a fast pace..

Two new Hotels on 39th street proceeding on schedule
I had always suspected this was going to be a hotel. Now after speaking to one of the workers at the site I can confirm that 517 39th street will be a hotel. According to the person I spoke to completion is expected in about six months or as soon as the city issues a Certificate of Occupancy.Another building (below) diagonally across the street at 536 39th street will also be a hotel though the building is far far smaller. I am not familiar with it buit suspect it will open before the location at 571.
With all this hotel activity in the neighborhood perhaps we should be looking into as a community of some ways to get some of the traveler and tourist dollars that these locations will generate. We can be looking forward to some changes in the neighborhood the economy permitting.

It's Confirmed, It's a Hotel
I reported when I started this blog a couple of months ago that the construction on 39th street between 8th and 9th Avenues was going to be a hotel. Those were the rumors and buzz going around. One could also see that the architecture seemed to be more fitting for an office building or a hotel. Now we can confirm that it is a Hotel that is nearing completion at the location. It is ideally situated near the 9th Avenue D train station placing it within a half hour of midtown Manhattan and it is also within easy reach of the B35 and B70 bus lines. One of the work permits at the site states that they are in the process of obtaining a certificate of occupancy for a "transient hotel". When construction will be completed we do not know at the moment. But it appears that the building is mostly already built.
